There are many reasons why you might be in the market for a builder. Maybe you’ve found your forever home but you want to extend it to add some extra room. Whatever the reason, it’s best to draw up a brief and outline what you want to achieve before you begin. Especially if you want to avoid any last-minute additional costs along the way. Here’s what to look for when choosing a builder.

You Get What You Pay For

Like most things in life, you get what you pay for. Now we aren’t saying that you have to go for the excessively high quote. However, if your chosen builder is offering a worryingly cheap quote, it’s probably best to go with your gut in this instance and steer clear.

Aim for Transparency

When you are paying a lot of money for your building work, you deserve to know what’s going on. That means knowing how much you will be paying, a breakdown of what you are paying for, and when you are expected to pay. If your chosen builder is unwilling to provide you with a written quotation and put a stage payment plan in place, then it’s time to sound the alarm.

Ask for References

References are extremely important when choosing a builder. Always ask for a minimum of three references of previous customers they have carried out work for. A good builder should be able to give you references you can call and arrange a site visit where you can see recently completed work first hand. If your chosen builder is unwilling to provide names and numbers of references, then chances are, they aren’t proud of their work and probably shouldn’t be trusted to work on your home.

Check for Insurance

Probably the most important thing to look for, have they got insurance. We always hope that nothing will go wrong, but just to be on the safe side, plan for the worst. All builders should have public liability insurance and the right insurance to cover the project they are working on. Chances are if you haven’t got insurance then you might be left to pick up the bill in the event that something goes wrong.
